Homes and Homesites
There are a total of 32 residential lots in the community: 20 are exterior waterfront lots, 8 are marina lots and 4 are lakefront lots. Twenty seven of the lots have been sold. Only five are still owned by the original developer. There are eleven completed homes in the development plus the clubhouse. There are currently eight families living in Marsh Island.
The exterior waterfront lots and the lakefront lots are 10,000 square feet. The Marina lots are 6,700 square feet. Houses are available on the river and the marina and lots are available on the river, the marina and the lake.

To maintain the character and preserve the charm of Marsh Island, the Community has developed architectural review guidelines, which are rigorously enforced.
All building plans must be submitted to the Architectural Review Committee (ARC) for approval. The Committee meets on an as needed basis and is prepared to render a decision within 30 days.
The Guidelines specify a minimum home size as follows:

|Marina||3,000 sq ft|
|Lakefront||3,000 sq ft|
The Guidelines limit the number of stories to two for exterior waterfront and marina lots and one and one-half for lakefront lots.
